SRE: Reconstruction and renovation planning works of the concert hall “Great Guild” are nearing completion

“We are continuing to work on the renovation of several cultural and historical buildings of state significance. The reconstruction and renovation project planning of the Grand Guild will be completed in February, and already in March this year we will announce the procurement for construction works to be carried out until the end of 2023,” informs Renārs Griškevičs, Chairman of the Board of SJSC “State Real Estate”.

In June 2020, the capital company launched a project to reconstruct and renovate the Grand Guild Concert Hall. The necessary research and planning works are performed by SIA “CMB” for the total agreement amount of 386 thousand euros (excluding VAT). We will complete the planning of the construction works by the end of February. The planning of the works in the building takes place in close cooperation with the user of the building - the Latvian National Symphony Orchestra.

“Within the framework of the building renovation project, we are cooperating closely with the National Cultural Heritage Board, which ensures the preservation of Latvia's cultural heritage. In the planning, we are using the building information modelling (BIM) possibilities to create the building's digital twin. As a result of BIM, we will obtain information about the building, which helps to prolong the life cycle of the building and ensure sustainable construction management for our client,” says Renārs Griškevičs, Chairman of the Board of SRE.

During the planning works the designer performed primary archaeological research in the basement, during which we discovered white bleeding-through on the load-bearing structures of the basement, as a result of which we are currently conducting in-depth research to determine the extent of structural damage, to find the best possible technological solutions to prevent current and further damage.

During the project, we will rebuild the Great Hall, including the reconstruction of the stage and underground stage, re-plan the audience seats, improve the acoustics, ventilation and lighting of the hall, rebuild technical equipment of the hall and perform the restoration of windows.

Within the framework of the project, we will also build two lifts and one wheelchair lift, rebuild the engineering systems of the building, as well as adapt the administrative premises to the needs of the administration and musicians, respecting the cultural and historical values of the building.

In total, it is planned to invest about 6.56 million euros in the implementation of the Grand Guild development project, which the Ministry of Culture has attracted in the European Regional Development Fund specific support objective activity “Preservation, restoration of cultural heritage and related infrastructure development in the historical centre of Riga”.

SRE currently continues works on 54 different construction sites of national importance, with a total project budget of 223 million euro. SRE provides professional real estate management and administration for approximately 400 real estate properties with 1100 buildings and 1.02 million square metres of space, and more than 3600 land properties of 9.6 million square metres. The company was founded in 1996 and is 100% owned by the Ministry of Finance.
